MBH Bank is building a new, sustainable headquarters in Budapest's District XIII, at the corner of Róbert Károly körút and Váci út. As part of the project, NEOX provided professional support for developing the future building operations concept and the smart building operating model. The goal was for the new headquarters to be built not merely on technology systems, but on real user, operational and business needs.

NEOX processed the operational requirements with a service design approach, mapped the expectations of the organisations involved, and on that basis defined the necessary digital services, operational processes, data needs and the principles of proactive, energy-efficient operation. Throughout the project we paid particular attention to ensuring that the building's technology solutions do not operate as separate island systems, but form a single, unified data and service environment.

NEOX contributed to shaping the integration concept of the smart building ecosystem, including the alignment of building operations, employee-experience, ESG reporting and data platform solutions. Through technology rationalisation and the avoidance of unnecessary system duplication, significant CAPEX savings opportunities were identified, while laying the foundation for data-driven operation, energy efficiency optimisation and future service expansion.

The result is a future operating model that simultaneously supports efficient operation, employee experience, ESG goals and long-term sustainable building operation.

Details

In Széchenyi István University's Science Park / Campus 2 project, NEOX participated in designing the building complex's future operation, facility management and digital services. The aim was for the development to be realised not solely on technological grounds, but built around the real needs of students, teachers, researchers, tenants, visitors and operators.

During the project we mapped the expected operational processes, identified potential risks and defined the digital services that support the campus's efficient operation over the long term. We paid particular attention to creating solutions that provide a simple, easy-to-use and consistent experience for the different user groups.

The operating and facility-management concept developed by NEOX laid the foundation for future digital campus services, data-driven decision support and efficient operation, while reducing the risk of later development and integration work.

At United Illusions Film Studios, NEOX implemented a data-driven building intelligence solution that supports more efficient office operations based on real-world utilisation data. NEOX designed and installed the required IoT sensor network to ensure that operational decisions are informed by actual space utilisation and comfort data.

The sensor infrastructure delivered by NEOX provides a more accurate understanding of space utilisation, workplace conditions and usage patterns. The information collected enables the operations team to respond more effectively to actual demand, while also creating opportunities to optimise energy consumption and operating costs.

NEOX also installed the smart lockers and continues to provide their ongoing operation and support. The secure and flexible system facilitates shared-space and flexible workplace use, reduces the number of permanently assigned but underutilised lockers, and enables faster troubleshooting and more transparent capacity management through centralised monitoring. Together, these solutions improve user comfort and support more efficient and sustainable building operations.

In the project's concept-development phase, NEOX developed a vendor-independent sustainability and digitalisation technical concept. Our work covered passive design solutions adapted to the desert microclimate, renewable and energy-efficient technologies, intelligent building monitoring, AI-based energy optimisation, predictive maintenance, and a digitally supported, personalised guest experience.

The concept centred not on technology in itself, but on aligning architecture, sustainability, operations and the entire guest journey. The goal was to create a long-term sustainable and digitally supported operating model that at once reduces energy and resource use, improves the predictability of operations, and creates a distinctive, premium guest experience.

NEOX's role extended to developing the technical concept and the related technology and business decision-preparation.
